How Long Does a Roof Last in Australia?

Concrete tile, terracotta and Colorbond all age differently in South Australian weather. Here is the real lifespan of each.

Lifespan by material

Concrete tile: 25 to 40 years

Adelaide's most common original roof. Concrete tiles crack, glaze wears off, and the pointing fails. By 30 years most are due for replacement.

Terracotta: 50+ years

The tiles last, but the ridge pointing and sarking do not. A terracotta roof can outlive its own structure.

Colorbond steel: 40 to 50 years

Genuine BlueScope Colorbond carries a 25-year warranty and routinely serves 40 to 50 years in Adelaide conditions. See Colorbond roofing.

Age is not the only signal

Recurring leaks, crumbling tiles and sagging are the real tell. Check the 7 signs your roof is done.
